Steiner Ranch Market Update

Steiner Ranch is one of Austin's largest and most prominent Master Planned communities. Started in the mid 1990's on an Austin family cattle ranch, Steiner will be more than 4000 homes upon completion--which is probably just a few years away. Steiner is truly a master planned community with some of the best amenities, schools, and portals of recreation in Greater Austin. These features include 3 exemplary Elementary Schools within the community. Private Lake and boat access, docks, and picnic area. Three wonderful pools, playgrounds and amenities centers. Next door to the new Middle School and new High School. Wonderful old trees, great views and neighbors that you will want to get to know. Steiner is an Austin icon community.

Every home and every street in Steiner is a little unique. Prices range from around $250,000 to well into the $MM. As you might expect, there are vast differences in this broad portfolio of homes, but they all share this wonderful community and its surroundings.

  • Year to date (YTD): Nov. 2009
  • YTD numbers may not include all new homes sold
  • 129 homes are currently for sale
  • 212 homes have SOLD YTD + 26 pending contracts
  • Median Days on Market was 78 days
  • Average DOM was 97 days
  • The average home sold was ~ 3200-3300 square feet
  • The avg and median home Sold ~ $357,000 - 412,000
  • 93 homes Sold in less than 60 days on the market!
  • 64 homes sold after more than 120 days!
  • more than 200 homes expired/withdrew in 2009
This may be a great time to consider buying in Steiner Ranch. Looking back at 2008 at this time of year, 16 more homes sold in the community and this feels very similar to 2009. If this really is the bottom, this may be your best opportunity this decade to find your next home in Steiner Ranch.
